Heuristic:
Literal Analogy (Iconic) & Environmental Relationship (Sun Angles)

     The inspiration that was chosen for this proposed design is the propellor of an aircraft​. The main wing of the proposed addition is attached through the main hierarchy original building. Another heuristic is environmental relations. The entire addition is oriented towards the sun to maximize solar gain and sunlight.

     The styles and materials used will followed the existing building. It will follow what Meier has previously proposed in the original building.

SWOT Analysis

Based on comments made by external reviewers

Strengths

  • Clear Hierarchical Organization: The proposed project demonstrates a well-defined spatial hierarchy with a logical arrangement of public, semi-public, and private spaces. This allows the ease of access and increase in comfort for residents.

  • Efficient and Simple Circulation: Circulation paths are direct and intuitive, minimizing unnecessary travel distances and promoting accessibility throughout all floors.

  • Communal Connectivity: The rotation of the apartment units strategically allows for shared terraces and communal areas. This fosters social interaction among residents while enhancing visual openness and ventilation.

  • Sustainable Design Potential: The design’s orientation towards the sun and massing provide opportunities for natural daylight and ventilation and solar panels, reducing long-term energy consumption.

Weaknesses

  • Proximity to Existing Structure: The proposed building is sited too close to an adjacent structure, which may restrict light penetration, ventilation, and fire separation requirements.

  • Undefined Communal Space Boundary: The existing shared space lacks clear spatial definition and hierarchy. The communal area would benefit from stronger architectural articulation, such as elevation changes, or shading structures,to better frame and activate the area.

  • Unfavorable Entry Orientation: The main entrance is positioned on the less accessible side of the building, potentially hindering visibility and ease of access from the main pedestrian and vehicular routes.

Opportunities

  • Enhanced Site Relationship: Extending the proposed addition outward would define the communal courtyard more distinctly while improving daylight access and establishing adequate separation from neighboring buildings.

  • Refinement of Light and Circulation Strategy: Further design detailing and solar studies could optimize daylight distribution, shading control, and vertical circulation flow between units.

  • Integration of Sustainable Systems: There is potential to incorporate green roofs to meet sustainable design standards.

  • Definition of the Office Building Entrance: The entrances of the office and residential spaces could be further defined to make it easier to tell from a human perspective.

Threats

  • Zoning and Height Limitations: The project must comply with a maximum building height of 30’-0” (2 stories), which restricts design expansion and architectural expression.

  • Yard Setback Constraints: Required minimum front and rear yard depths of 75’-0” limit the buildable area, potentially affecting circulation and communal space proportions.

  • Parking and Infrastructure Requirements: Local parking mandates may reduce available site area for green space or community use, demanding efficient vehicular layout solutions.

  • Building Regulations and Environmental Impact: Compliance with noise ordinances, fire separation, and accessibility standards could increase design complexity and cost.

     If this project were to come into fruition and the construction phase were to start. the total projected cost of the project would come out to approximately 9.4 million dollars. This would include materials, labor, and the county and town it will be built in.
